The Settler’s Park Conceptual Scheme establishes a planning framework to support the development of a comprehensively planned neighbourhood within the Hamlet of Langdon.
Located directly south of Boulder Creek, Settler’s Park is intended to integrate with surrounding land uses while providing opportunities for residential, commercial, and open space development as part of Langdon’s continued growth.

A Conceptual Scheme is a planning document that provides a detailed framework to guide the future development of an area.
The Settler’s Park Conceptual Scheme establishes the development vision, planning rationale, and implementation framework for the community. It will help guide future land use redesignation and subdivision decisions as development progresses.

Define a comprehensive development vision for a new residential neighbourhood consistent with the Langdon Area Structure Plan

Outline a logical phasing strategy to guide orderly and efficient subdivision and development.
02 - Open Space Network
Define an open space network that supports recreation, environmental stewardship, and neighbourhood connectivity.
06 - Neighbourhood Transitions
Incorporate design measures that provide appropriate transitions between new development, neighbouring properties, and existing land uses.
03 - Transportation & Connectivity
Establish a transportation framework that provides safe and efficient circulation, strong connections to surrounding roads, and future connections to adjacent lands.
07 - Community Engagement
Engage affected landowners, stakeholders, and community members to share information, gather input, and discuss the proposed development concept.
04 - Servicing
Identify the servicing approach required to support future development, including water, sanitary, stormwater, and shallow utilities.
08 - Responding to Feedback
Summarize feedback from public and stakeholder engagement and document how community input informed the final development concept and planning process.

The Settler’s Park development concept brings together a range of housing options, local commercial opportunities, parks and open spaces, and an interconnected transportation and pathway network.
A central park will serve as a focal point and gathering space for the neighbourhood, connecting to the broader open space network and stormwater management facility. Commercial uses are planned along Centre Street / Range Road 272, providing convenient access to neighbourhood-serving businesses and services.

Residential development forms the primary land use within Settler’s Park, with a mix of low to medium-density housing planned throughout the neighbourhood. The concept provides opportunities for single detached, semi-detached, and street-oriented townhome housing, providing a range of housing choices while maintaining a built form appropriate for the Langdon context.

LOCAL COMMERCIAL
Commercial uses are planned along Centre Street / Range Road 272, taking advantage of visibility, access, and exposure to the surrounding road network.
The commercial area is intended to accommodate a range of neighbourhood-serving uses that complement the surrounding residential development and contribute to a complete and well-functioning neighbourhood.

Parks and open spaces are an important part of the Settler’s Park development concept. The community is planned around an interconnected open space network that brings together parks, pathways, natural areas, and stormwater management features to support recreation, connectivity, and opportunities for residents to gather.

A central park will serve as a focal point and gathering space for the neighbourhood. The park is intended to support recreation and active living while connecting residents to the broader open space and pathway network.
PATHWAY NETWORK
PATHWAY NETWORK
An integrated pathway network will connect residential areas with parks, open spaces, the stormwater management facility, and commercial areas. The network will also provide connections to the neighbouring communities of Settler’s Green and Bridges of Langdon and support walking, cycling, and year-round active transportation.
STORMWATER & NATURAL AREAS
A stormwater management facility is proposed along the eastern edge of Settler’s Park and is designed to function as both important infrastructure and a community amenity. Integrated into the broader parks and open space network, the facility will incorporate naturalized landscaping and pathway connections that support passive recreation, neighbourhood connectivity, and the visual character of the community.The facility has also been designed to incorporate the reconstruction of an existing wetland as part of the broader drainage and open space system. This approach allows the wetland to continue contributing ecological and aesthetic value while supporting the long-term stormwater management needs of the community.Any impacts to existing wetlands associated with future development will be addressed in accordance with the Alberta Wetland Policy, including applicable avoidance, minimization, replacement, and compensation requirements.Together, the stormwater facility, reconstructed wetland, naturalized landscaping, and pathways will create a multifunctional open space that supports both environmental function and opportunities for residents to experience and move through the landscape.STORMWATER & NATURAL AREAS
SERVICING
Supporting technical studies have been completed to inform the servicing approach for Settler’s Park, including water, sanitary and stormwater. Servicing requirements will continue to be refined through the detailed design and development process.SERVICING
