PLANNING & DEVELOPMENT

Is Settler’s Park part of the recently refused ASP expansion?

No. Settler’s Park is located within the existing Hamlet of Langdon and Langdon Area Structure Plan (ASP) boundaries. The proposal does not expand the Langdon ASP or Hamlet boundary.

Why is housing proposed within a Mixed Use area?

The Langdon ASP identifies the Settler’s Park lands as Mixed Use, which supports a combination of residential, commercial and community-serving uses. Settler’s Park follows this policy direction by proposing a primarily residential neighbourhood supported by commercial, parks, open space and community-oriented uses.

Why is commercial development proposed instead of industrial development?

A Commercial Market Study and Needs Forecast was completed to assess future commercial needs in Langdon. The study found that continued population growth and limited future commercial land supply within approved planning areas support additional commercial development in Settler’s Park. The commercial area is planned along Centre Street / Range Road 272, providing visibility and access for future neighbourhood-serving businesses and services.

How many homes are proposed?

The current Conceptual Scheme anticipates approximately 1,017 homes and an estimated population of approximately 3,153 residents at full build-out. The exact distribution of residential units will be determined through future subdivision and development approvals.

What types of housing are proposed?

Settler’s Park proposes a range of low- to medium-density housing, including single-detached homes, semi-detached homes and street-oriented townhomes. The final distribution and configuration of housing will be refined through the subdivision and development process.

INFRASTRUCTURE & COMMUNITY SERVICES

How will school capacity and future school needs be addressed?

School capacity and future school needs will continue to be considered as Langdon grows.

Is water and wastewater capacity available?

The Conceptual Scheme identifies a servicing approach for both water and wastewater. Water is proposed to be provided by extending existing water mains into the Plan Area, while wastewater would be conveyed through a sanitary sewer system connecting to the existing wastewater treatment system. As part of future subdivision, additional studies will be required to confirm that adequate water and wastewater servicing capacity is available to support the proposed development.

What transportation improvements will be required?

A Transportation Impact Assessment was completed to evaluate future traffic volumes, intersection operations and transportation improvements associated with growth in Langdon. The assessment identifies future improvements including upgrades to Centre Street, intersection signalization, pedestrian crossings and active transportation connections. Required improvements will be implemented at the appropriate stages of subdivision and development, as required by Rocky View County and applicable approval authorities.

Who will pay for the required infrastructure?

The developer will be responsible for transportation improvements and applicable off-site levies identified through the planning and subdivision process, as required by Rocky View County. Other servicing requirements, including any applicable cost-sharing arrangements, will be determined through future subdivision and detailed design.

TIMING & ENGAGEMENT

When could construction begin?

There is currently no confirmed construction start date. Development will proceed through the required approval processes and is anticipated to occur in phases. The timing and configuration of those phases may be refined based on infrastructure requirements, market conditions and future subdivision approvals.

How can residents provide feedback?

There are two ways to share your feedback on Settler’s Park:

Attend the upcoming Open House to learn more about the proposal, review project materials, speak directly with the project team and provide feedback.

Feedback received through the online form and Open House will be reviewed and considered as the Settler’s Park Conceptual Scheme moves through the planning process.

How will community feedback inform the plan?

Feedback received through engagement will be reviewed and summarized in a What We Heard Report. Community input will be considered by the project team and Rocky View County as the Settler’s Park Conceptual Scheme continues through the review and refinement process.
